PRE-CAUTION !

 

In light of recent break-ins for high-end vacant homes around suburban Chicago, it is strongly suggested to builders that the doors to appliances be taken off and stored off site to deter theft.  Thieves have been breaking in and removing high-end appliances from these vacant homes.

Caution:

 

If you're working with me, I must personally take you to new construction or model homes to register you, before you look at anything.  There are a very few builders that will allow me to register you as my client via fax.

 

You cannot go there by yourself without me or I may not be able to help you!

New construction, a brand new home, a new community, breaking new ground, building your dream, owning something for the very first time.  Such are the dreams and goals of many prospective home owners, builders, tradesmen, and professionals from so many fields.  

Information, resources, need to know stuff, and more - like:  How do you get started?  Is a new home the best option for you?  What do you need to know about buying new construction?  What should I be careful about?  And so many more questions.
 
If you want me to represent you for the purchase of your brand new home, I must accompany you to the development at least the first time.  Once you make your decisions, I will help monitor the process for you and keep you up to date. 
 
It really is best for you to have someone "on your side" because the sales people working there represent the builder only.  Not you.  So it is best you have your own representation.

Does this particular development charge homeowner association fees? (For both new or used homes---be sure you find out and get it in writing.)

 

Make sure you find out if there is a special service assessment (is the property in a Special Service Area) and if so, the details.  These expenses are in addition to your mortgage payment and can be several hundred dollars per month and may last for decades.  Make sure you ask and get it in writing.

 

Is the development in a flood zone?  Will flood insurance be required or is it "recommended"?
